Why Basements Fail And Garages Do Not
A garage floor is above grade and it dries out. A basement slab is below grade with clay against it and it may never fully dry.
Water in that clay is pushed toward the slab by hydrostatic pressure, especially in March when the snow goes and the water table comes up. The concrete wicks it and passes it upward as vapour.
If there is a coating on top, that vapour has nowhere to go and it works on the bond until it lets go. You see it as bubbles, milky patches or sheets lifting cleanly off the slab.
Nothing about the resin caused that. The slab was never tested.
How We Test And What The Reading Means
We take a relative humidity reading inside the slab, not a surface reading, because surface moisture tells you almost nothing.
A low reading means we can install a standard system.
A middling reading means a moisture-tolerant primer, which works well and adds modestly to the cost.
A high reading means no coating will stay attached, and we will tell you so and explain what to look at first, usually grading, downspouts, weeping tile or a sump.
We would rather lose the job than install a floor we know is going to lift.
What A Coated Basement Gets You
A floor you can mop rather than one that sheds dust into the air handling.
A much brighter room, because a coated slab reflects light instead of swallowing it.
A surface that takes gym equipment, storage racking and washing machines without staining.
Somewhere spills stay on the surface long enough to wipe up.
